So, the parking areas were being redone. Mine was supposed to be on Monday and Tuesday, but as of Wednesday my parking place is not done. When I call the office and ask questions, the answer is, I don't know. I pay for my covered parking and deserve an answer!

Hi Susan, I am way late on this response, I apologize for that and the hardships created earlier this year while we got the parking lot work completed. As you know, we were faced with quite a bit of challenges during this period. Unfortunately, information had to be received from the vendor before we could inform our residents and that created some lapses in normal forms of communication. I do hope that an answer was eventually provided that adequately informed you of the status of your carport space. Best Regards, Overlook Management

I lived at the Overlook for 6 months. The apartments are far to pricey for what you get, fixtures are out of date but they all worked fine I suppose
I like the amount of grassy areas to take my dog out but make sure you have your own poop bags because although they have stations for it, the bags are always out and then you get sarcastic, rude and unprofessional emails about picking up after your dog.
My biggest issue was with maintenance there. I had a water leak in my ceiling from the very beginning of me moving in. I put in 3 maintenance requests online and then called several times to get it fixed. Every time they would say they came and fixed it and marked the request online as complete and yet I would come home and there was still a huge hole in my ceiling... and then when it came time to move out they charged me for the damage on the ceiling saying that it was my fault even though I have proof that I had work orders put in.
I want so badly to give this place a good review because the apartments felt homie and Donna is the SWEETEST lady ever! However, the way things were handled by some of the managers were disappointing and very unprofessional.Helpful 1Thanks 0Love this 0Oh no 0Business owner information

After living here 6 months I am a complete fan. The ONLY reason I moved out is because of moving to Chicago, IL.
The Overlook is nice, real nice. The floorplans are spacious. I was livin in a 2 bedroom with my gf, sister and her dog. Plenty of space to move around and such. They also give you an option of having an accent wall painted by them with your choice of 3 colo
The maintenance was super attentive. We had an issue with our A/C after putting in 2 work orders they deemed it necessary to install a new A/C. Unfortunately they couldn't do it until the next day so they brought up window units for each room until they were able to get the new A/C.
The grounds are beautiful, although, in my opinion they water a little too much, but it results in lush, green grass.
The workout room is a little on the sad side. Its not very big, but has a few treadmills and some weights. If you want more, go to a gym.
The complex is super close to Smiths, a park, walgreens, gas station.
all the tenants i encountered were super friendly. The complex has 2 pools, one a larger one and one a little smaller, both have a charcoal grill and a hot tub. Both pools were clean and super enjoyable on a hot summer day.

I've lived in Albuquerque for 5 years now and this complex has been my favorite to live in. The grounds are always kept nice, the staff is great, and my neighbors are VERY friendly. I would definitely recommend this apartment complex to anyone looking for a new home :)

I lived there for 8 years and when I read these reviews I can see that the low rated reviews are VERY HONEST. The people that are giving this apartment complex high ratings, I believe they are staff members.
Again, I lived there for 8 years and there is a lot of noise. I had to call security on our downstairs neighbor at least once a month for him having his T.V. so loud it would vibrate our whole entire floor. Also if you are lucky, security would show up an hour later or 2 hours later. Also you can hear everything outside. There was a maintenance man that use to wake me in the early morning on more than one occasion just talking. And I lived on the second floor. I could hear everything he would say, like he was in the room with me. Also insulation and windows are very poor quality. If you neighbor goes out of town in the summer, you really notice that your air conditioner won't stop running & it is very hard to keep it cool. If they leave in the winter your apartment carpet will be freezing & it is really hard to keep it warm. When we moved to another apartment in the same complex one of the windows wouldn't shut all the way so I called for maintenance to come fix it. He forced the window shut and the glass pane cracked in half. So I called the manager to let her know what happened. She didn't even get it fixed. We always had to put plastic & thick curtains on all the windows, but it only helped a little.
When we first moved there, it was $495.00 for rent plus $35.00 to $40.00 dollars for water & trash & you pay your own gas & electric. This was for a 1 Bedroom 1 Bathroom that is very small. Now it is $600.00 a month for the same layout, $35.00 for trash & water, and you are required to have renters insurance which costs $25.00 a month. By the way, if you do not have receipts for what is damaged or stolen in your apartment the insurance will not pay your claim. So it is like flushing $25.00 down the toilet each and every month. They raise your rent $5.00 every time you renew your lease.
We eventually moved into the 2 bedroom 1 bathroom after our year lease & lived there for three years with a leak in our bathroom ceiling the whole time. We would call about every 3 months to fix this leak & of course it was never fixed properly because he always had to come back. Until one night about 9:00pm it starts leaking real bad so they sent a different maintenance guy and he finally ripped open the ceiling & all kinds of water just sprayed out. There was mold all in the ceiling. We had to sleep in that stinky moldy apartment all night. We had to sleep in the living room because he ripped open the joint wall to our bedroom. So the next day they offered us a bigger apartment for the same price we were paying for the smaller one. We had nothing packed, we were exhausted from staying up real late the night before from dealing with this. I had to take off a few days of work so I could move us. I asked if they would pay for a packing/moving company since this was not our fault and the manager said no. This was also the beginning of December so it was icy, cold and miserable. They never reimbursed me for missed work or moving expenses. At this point I was at wits end and almost just move to another area altogether, but we had no money saved up and we had no choice but to stay.
The new apartment looked like 2 high school graduates had lived there prior and threw a lot of parties. Our downstairs neighbors were a younger couple with 2 small girls. Our neighbors had a tendency to verbally abuse each other each and every holiday morning. Christmas morning we were awoken by them at 6:00am cursing each other out and throwing things. On Easter Sunday we were awoken by them at 3:00am. This continued for the whole year we lived there even though we would call security each and every time.
I am very disappointed in this apartment complex. So much so I don't think I will live in another apartment ever again. I recommend not living there unless you're rich and don't mind flushing money down their 23 year old brown stained toilet, that runs 15 times a day that they refuse to fix or replace. Remember, the owners and staff call this a luxury apartment.
If you drive around town on your weekends, you can find some nice triplexs and duplexs for $695.00 a month and that's with water trash already added in the rent. You'll get more square footage and even real tile in the bathroom and kitchen. I found all of this on Tramway. So when they say you're paying for the area you live in they're lying.Helpful 0Thanks 0Love this 0Oh no 0
