In my opinion Halifax is running a surplus market of student housing with high quality and prime location housing being in high demand but fairly low supply and high rent, low quality housing often sitting on the market. Low quality, low rent always attracts those who don't mind living in such environments. If you are looking for an investment property, certainly buying near the university is key and managing and maintaining the house well is also just as important. Students are more fickle than they are portrayed to be and want to live in well-maintained properties with working facilities, not dumps. That said you should research by looking on the Dal Classifieds, craigslist, kijiji and other places to see what kind of properties are still available right now, just before school resumes as these will be the properties most students have rejected when they went lease hunting earlier in the spring. That's my 2cents.
