In the land-o-bbt (bubble tea), Ten Ren makes the same stuff, but differently and better.

Yes, the address is 9.5 Church. You'll have to watch out for this spot as it's sandwiched between a boutique office space and JKWB. But it sure is a find once you locate the door!
