Been here a few times now and they're OK. Not great, not awful.
Service is quick, food is average. Service is marginal (they always seem a little confused) and selection is limited.
Things to improve. Need to bump up the flavor of their meat, it tends to be bland. Also, add to the menu, in particular springrolls and soup! -

These people don't know how to make Vietnamese subs!! The sate chicken sub is so dry! They don't put any sauce on their subs other than the soy sauce. The people who work there are also very incoherent of what you ask them to do. In Vietnamese terms, you call these subs the White man's rip off version of the real Viet Sub!

The satay beef sub is divine. Get it fully dressed with hot peppers, and make sure they remember to include cilantro. Smashing.
