    I stayed on the 10th floor of this hotel and had an amazing view of the falls (unobstructed).  I think anyone staying on the Canada side of the falls should get a room with a full view of the falls.  Otherwise, what's the point of being there really? This hotel probably has the second best view on the Canada side.  The best view can probably be seen from the fallsview casino that is a few minutes walk away.  All that being said, this is by no means an extravagant hotel.  You are paying for one thing, the view.  The lobby is decrepit and smells of chlorine from the pool.  But overall, four stars for the view.

    Unfortunately though, wi fi in the rooms is not free.

    You pay for your location and the view strictly. I had a 10th floor room with jacuzzi, and the thing was on the fritz. It only bubble when it wanted to. Also in this room there was no shower. Just strictly jacuzzi beside the bed and a half bathroom. I will most likely never stay here again, as the view was nice but not so much the hotel. A litle extra will buy a nicer hotel with even the same view.

    My girlfriend and I tried to stay in another hotel but due to Thanksgiving there was no room and we were referred to the Oakes.  I gave them my credit card to hold the room and when we arrived they ran my card again.  After reviewing my credit card bill I was billed twice.

    Be careful which side you stay on!  We were put in the motel side.  The room was dirty and had an oder to it, the shower floor was coming apart, the heat constantly ran.  Half way through the nite we figured out that there we fleas in the room.  We were glad to be moving to another and cleaner hotel the next morning!

    While visiting my friend in upstate New York, we took a drive to see Niagra Falls and he decided to book a night stay at the Oakes Hotel. Seeing the hotel from the outside, I was not expecting much. However, our room was breath taking. We entered our suit to a living room type of area with a TV and couch.

    Then we got to the bedroom area, which has a king sized bed and an even larger TV positioned in front of the bed. I opened the curtains to see a stunning view of the falls. I went to the bathroom to brush up and was stunned by how large it was- it had an amazing jacuzzi bath tub and a regular shower. The room was incredibly spacious and made for a very comfortable stay.

    The best part came at night where our view of the perfectly lit falls was clearly visible from our window. I wish there was a balcony we had so we could've stood outside to enjoy the view. Overall, I loved this hotel. I have never stayed in such a nice room and it was the perfect place to enjoy the falls at night.

    This place does mediocrity with flair. The tip-off should have been the screen out front advertising great attractions that were coming up in 2006.

    TVs in the room looked like they were gotten for a great deal at some local thrift shop. Fine, we weren't there to watch TV. We were there for the view, which was gorgeous, especially from the 16th floor. The room itself was inexpensive (about a fraction of what the other hotels in the vicinity were charging), but they seemed to want to charge for everything else. Internet, parking, breakfast, even local calls! The room was sharp corners, ahoy. Everyone, including myself left with bruises on our shins and elbows from all the sharp corners.

    On the upside, the beds were clean and our cleaning lady was a sweetheart.

    We reserved the Suite Deal Gourmet Getaway Promo they had and believe me, it was a SWEET deal. FREE breakfast, dinner with 4 wine tours and WIFI.

    We arrived at the hotel on a Monday and we were greeted by Heather, she was so friendly and very helpful. We asked for a local brewery to go to while we waited for our room and she directed us to Niagara's Best Brewery & Pub that was only 10 min from the hotel on Lundy's Lane.

    As for the hotel itself...it was very nice. Our room was clean, unfortunately our air conditioner didn't work. The jacuzzi was WONDERFUL and HUGE. Loved the stand up shower next to the jacuzzi. No water pressure lost when having both on.

    The view from our room was AMAZING!!! You MUST have a room above the 11th floor to get a view worth your money. Anything below the 9th floor all you see is trees.

    We had a corner room on the 17th floor. The pool in the hotel was tiny but looking at a few pools in the area, that's the normal size. The work-out room was cute and very tiny.

    The walk from the hotel to the falls was quick and easy. Now the walk from the falls back to the hotel was a different story. lol BIG hill

    Applebees' breakfast wasn't good, we should have went to Perkins. Dinner at Remington's of Niagara was good. The prime rib was a generous portion. Best part is, it was ALL FREE and included in our deal.

    Make sure you book the hotel side of the hotel NOT the motel side. The hotel is a add on to an old motel. The motel side has not been renovated and cheaper but you get what you pay for. You can't expect to pay $50 per night and get any kind of view.

    Oakes Hotel, no wonder you can convince people like me and brother to stay here because the view you have from your rooms with a view made one of our best pictures from our trip to niagara falls!  So thanks firstly for the photo moment! :-)

    It is a bit on the pricey side, but in a tourist spot, and place with a view as clear as this hotel has from the higher floors, it is worth it, I just only wish you at least got free parking and free internet included for the the price! My brother and I were a bit upset to find out how much extra we had to pay on top of our room for parking and internet if we wanted it....grrrrr i honestly don't understand why upscale hotels don't come with anything free (well this hotel does have free coffee in their lobby ha ha) but hotels like motel 6 and travelodge come with free internet, free parking, free breakfast all included in a WAY cheaper price! I know they say the best things in life aren't for free, but free parking and internet should be a given.

    That being said, the beds are decent, the bathrooms pretty spacious, and you get to wake up to a view of niagara falls, covered in fog, dew and this magical mist that just transports you mentally to what seems like a fantasy world. And what really could be better than that? (well besides free parking and internet ha)

    The view from this hotel is incredible, we were on the 18th floor and blown away with the impressive site waiting for us outside the window.  According to the maintenance guy, anything from about floor 9 up has great un-obstructed scenery.

    Aside from the view though, the hotel really has nothing special to offer.  For food they are somewhat connected to an Applebys, and it seemed that whenever we asked for anything from stamps to a spare toothbrush they directed us to the Embassy Suites gift shop across the road.  Also, we had to check our bags and the Sig O' waited for the bellman while I ran to the Embassy Suites to buy stamps.  When I returned the bags hadn't been checked and we finally approaced an empty desk to be told by the staff that the bellman had gone home for the day.  This was at noon.

    We didn't pay the obscene amount for internet and we didn't have a car, I believe she said it was 35 a day to park a car, so no extra charges.  It basically is like getting an Embassy Suites room at a Motel 6.  The price of the room alone was also comparible to the Embassy Suites and Marriott so we were a little let down by that.

    Also, as a fair warning, do your research.  We did the Valentines package and our champagne ended up being an 8 dollar bottle of sparkling wine, and the chocolates would cost you about 3 dollars in a gift shop.  The rose was nice, and having a full breakfast at Applebys that was available until noon was definitely a positive note.  So the package wasn't really worth it.  Also, their other packages weren't necessarily discounts, as you could get the same deals from the original sources as well.

    So, if you are just planning on staying in your room of the hotel for the view this place is worth the money.  If you need the hotel for anything other than a nice room with a view,  it's not.  I took a tour of some of the rooms at the Embassy Suites and the view from those rooms were really comparable,  When i return if the rates are around the same, the Embassy Suites will be my choice.

    The Oakes Hotel was fine. It wasn't dirty, it wasn't smelly, and it was close enough to the falls to walk every day. I would stay there again if the price was right. The let downs were really because of the marketing on the website. For example, the "fitness room" is three ancient upright exercise bikes in a pretty small room with a view of the street. Contrary to what the website says, the only internet available anywhere in the hotel is $12.99 for a 24 hour period. And most disappointing of all, the "observation deck" on the 14th floor is just three big windows with cheesy hotel chairs in front of them. yes, you can see the falls, but if you are expecting to spend your evenings hanging out on a balcony or a deck of some sort you will be disappointed.

    As for our room, the tv was pretty crappy or maybe just the remote was crappy, but either way it was hard to change the channel. And the shower was pretty bad. Lots of water sprayed from the spigot and not as much flowed from the shower head.

    Overall the Oakes was a solid two stars. If they would just throw in a free breakfast and a little internet and I think many more people would be willing to overlook their disappointment over the lack of actual falls view balcony.

    Location gets 5 stars, you can't ask for a better view.  We were on the 11th floor and had an awesome view.  The higher the better.  The "lounge" area was a bust however, it is just 3 windows with a couple cheesy chairs... we were hoping for a lounge/bar area to hang out at night.

    The rooms get 4 stars, they were clean, the cleaning crew does great work while you are out being a tourist, and they even leave towel "creations" on your bed when finished, however I thought it was a little presumptuous that they leave the tip envelope in the middle of the towel creation.  I don't like being pressed for a tip, I leave them when I feel they are necessary, which I felt they were, but still.. leave that decision to me.   My other peave with the room was the bed and pillows, the beds weren't very comfortable, they reminded me of something you would find in a youth hostel or a mattress you would find on craigslist, and the pillows were incredibly flat, i had to stack 3 on top of each other to equal a regular pillow.  That certainly is not a deal breaker, however it might be smart to bring your own pillows.

    Ammenities I will give a 2 star.. a soda out of the vending machines cost $3, snacks from the snack machine cost $2.. even the tourist trap souvenier shops were cheaper than this.  The pool and hot tub were basic and outdated.  The exercise room was 3 old machines.  Parking cost $30 for 2 days.  Internet costs 13$/24 hours.  All of these weren't necessarily what I would have expected, but I guess that is how the hotel stays so inexpensive compared to the surrounding falls-front hotels.

    Value I will give 5 stars.  The Embassy Suites located directly next door was an additional $100/night for a comparable room, the Casino on the other side was over $100/night more than we paid for a comparable room.  The price/cleanliness/location was definately great for the price, which makes me overlook the lacking ammenities.

    Overall, the better value out of the all the falls-view hotels.  If you don't care to stay in a "regular" hotel, and not looking for 5 star establishments, you won't be disappointed.  If you want to be pampered and have marble floors/walls/ceilings/toothbrushes, there is a Hilton, an Embassy Suite, a Fallsview Casino/Hotel and a Doubletree all nearby.  IMO, overpriced considering most people don't stay in there room much when there is so much to do outside.

    A Review of the Oakes Hotel. By Dimitri D.

    I stayed on the 14th floor of this hotel and the view was incredibly beautiful. Never in your life will you get a better view of the legendary Niagara Falls than up high in the Oakes Hotel.
    I really wish that I could say better things about this hotel because it had such a damn nice view! They told us when we made our reservations that we would get a balcony in our room. Not a single solitary room has a balcony attached to it! WTF? The beds were hard and uncomfortable and the pillows felt like they had about half an inch of fluff inside them. The room was at least clean and a decent size with 2 TVs. ( not that they were turned on even once. we were all out touring the town!)
    If you're just looking for a room with a view, you've come to the right place. But seriously if not for the falls to amaze your eyes, I would just call it another ordinary hotel. If you're going to build or design a hotel with a view like that, you should be prepared to make the rest of the hotel the best fucking hotel anyone could ever stay at!
