    I've shopped at  the Shoppers @ Kingsgate Mall for decades and until, the  last several years they were more than adequate.
    Now you're lucky to get what you want there, when you need it, I'm talking toilet paper, paper towels the basics. Boxes line the aisles waiting to be unpacked. I've opened boxes myself to get a product many times. Mostly the staff are quite helpful @ other times they seem grudging and actually I can't remember when they ever said thank you. It's all very odd.

    But the pharmacy setup is GREAT. They go way out of their way to help and couldn't be nicer. They are polite and very dependable when they say they'll do something you can depend on them doing it correctly.

    the rest of the store let them down very badly

    I have driven past Kingsgate Mall for Years and NEVER fathomed that someday I would be living across the street. It seemed like some ghetto mall that time forgot...to be honest it kind of scared me a little...with store like Payless and Marks Work Warehouse who wouldn't be scared??

    So..much to my dismay..I finally had to venture over to my new neighborhood mall for a gander....and ...well...I lived! It was actually not too shabby..the mall has undergone some renos recently with the new development in the area and is a very cute suburbia like mall...The Shoppers is new and huge...the liquor store is a must stop shop..and the have the oddest independently owned stores you have to see to believe..it's an unusual mall for sure..but worth the experience...

    There's nothing else in the city quite like Kingsgate mall. It's stood the test of time against the gentrification around it and still has some of the old east  van sleaze and decay amidst its handful of stores. That said, in a lot of ways the good outweighs the bad here and Kingsgate can't be disparaged against too much.

    Overall Kingsgate is a collection of small mom n' pop stores that offer inexpensive goods. There are a few small clothing stores, bed and bath stores, a food stand and some thrift stores that are there consistently. The other places tend to have a bigger turnaround except for the big brands they have.

    The two things that make Kingsgate really worthwhile though are the Buy-Low supermarket and the BC liquor Store. Buy-Low is a great local independent grocery store which offers really good prices and selection. The BC Liquor store isn't anything too unique but it exists in a neighborhood strangely devoid of liquor service and choices and is definitely the place to shop for quite a huge radius in East Van.

    Kingsgate is a bit of an oddity but it's always amusing to shop there and you can definitely find deals if you're looking for the right stuff.

    Everyone says this mall is ghetto. It isn't.

    It's a small centrally located mall that has all the amenities you'd expect from a mall: shopper's drug mart; electronics shop (the source); liquor store (one of the busiest in the city); a flower shop, a dollar store, shoe stores, lottery kiosk and a variety of other shops.

    For a small mall, this place is pretty great.

    This mall has always cracked me up. Even when they added a Shopper's Drug Mart. Hooker boots, Passport photos, Mark's Work Warehouse, batteries for my door fob, plants, booze.. this mall seems to answer most of my menial needs. I think i may even buy some dress pant there later.

    For people who live in the area, Kingsgate is an oddity that has somehow survived through the ages. I usually refer to it as "Ghettogate" but do love the liquour store, Buy Low and Shoppers that are located close by. I will say that the Buy Low has gone WAY up in terms of the food they sell and the quality. This time last year, I would usually find old, expired and obviously "off" meat located in the cooler but this is no longer the case.

    This little blurb has to do with the bathrooms which are located by the Dollar Store. One thing I noticed whenever I went in there, they always smelled like someone had just eaten a bowl of Mexican chili and it was rotting out their insides. That's fine I thought...I'll just make it a point to ALWAYS avoid the washrooms. Sure enough, the day came where it was unavoidable...I HAD to go or get branded with Drunk Charlie who frequents the liquor store.

    I cautiously open the door...huh...smells nice in here. Like actual cleaning products were used which gave me confidence to proceed with my objective. The stalls are so narrow that they're made for a pygmy but that's fine...I'm average anyways so I fit. I set my purse down on the sink and proceed to wash my hands. There I am...doing the hand-washing ritual and I see something dart over to my purse. Huh...I think, must've been a fly...or an ant...or ugh...a spider. It was none of those things...it was...a...

    Cockroach!

    It was disgusting and it crawled away before I could even think of what to do about it. Even if my very sanity depends on it, I will never use those bathrooms again. I can put up with a lot of things but cockroaches running around your mall are just unacceptable. Everyone, hopefully you heed the warning...buy your groceries, your alcohol and clothes but not sure I would eat any food at that coffee shop.

    You have been forever dubbed...Ghettogate.

    Kingsgate Mall is rather old and dilapidated, but it does have a few good things to offer. There's a Government liquor store in there and a nice coffee stand that sells Parallel 49 coffee. There are always lots of elderly folks hanging out and playing the lottery. If you were challenged to buy an entire outfit including shoes for $30 you could probably do it thanks to Payless Shoes, Reitman's, Mark's Work Warehouse, and Dollar Land. Lely's Books has a lot of educational books for kids, which is pretty cool. Unfortunately, the library just got smaller as it downsized into a tiny temporary home before ultimately moving to it's new permanent location at 1 Kingsway.
