Hmm...I waited too long to write this review.
I've been here for dinner only and all I have to say is: order the fish head. It's not on the menu. It's spiced with a variety of spices such as peppers, cilantro and garlic. Call me crazy but it also seemed the teeniest bit citrusy.
I can't remember the other things we ordered both times. There was a seafood soup in there, but everything is excellent here. Just..don't forget to.order the fish head.
Cash only, but prices are very reasonable. We spent $10-15 per person for a group of 5.
Like everyone said, parking sucks, but its totally worth it here.
Next time I am up in Richmond, I'll try the dim sum.Listed in: I Heart Asian Food!, Sea My Food!

Must order...the Special Duck dish. Sometimes it's cooked with plum sauce, this time with a Taro base. Good meaty 1/2 duck, fat level not too bad for $12
Ordered the fish head as recommend by others. Not too bad, I like the mixed peppers, reminds me of costco hotdog peppers + garlic. The spicy flavour covers the fishy taste of the fish head. Not much fish meat in this dish. Try it if you don't mind sucking on the fins and collar. It's around $16
The hot pot veggies $14. It's called a potato /yam leaves. Greasy but good.
Eggplant & beef ribs with a black pepper sauce. I don't really like this dish cause personally I don't like beef ribs over tenderized, basically ruined the whole dish for me.
Lamb hotpot. Decent, lots of lamb pieces along with veggies on the bottom but I find this dish overly watery.
Overall good restaurant for the price. Nothing fancy. CASH ONLY. -

Don't know if this place has been here long. It always seems this location has new ones every year, but are they really the same or actually different?
This time around it's called Good Eat and today it was. We came here in search for Dim Sum. Tried out the Handy Dandy Yelp APP on i-phone, but NO! NYY! (No yet yelped).
The service was better than average Dim sum service. This meaning that the staff were friendly and even said "thank you" and at one time when the waitress was a bit late bringing us our chili sauce, she even said "sorry" . I was impressed. Those are usually words you don't hear in a Dim Sum or Chinese restaurant. I was surprised.
The Dim sum was good. I'd say better than average, since there are so many good locations here in town. It's so competitive.
Har Gow was big, Shrimp and Chive was plump and good sized too!
My father discovered Rice rolls wrapped around the Chinese donut and Grandma enjoyed her chow mein noodles.
This place is cash only, so be prepared to bring cash.
Parking can be a bit tight, but there is pay parking on the street.
On a crazy boxing day like today. We were happy we came here. Not too crazy and nice staff.
They even gave us a coupon for a free special Chicken dish if we come by for dinner time.
A solid 4 stars! (mostly for them saying "thank you and sorry")

It's better than four stars, I would give four and half. Clean wash rooms, clean table, friendly staffs, we came for good food, this is the high point of this trip.
Good food, DIm Sum are surprisingly good, we came by referral, not knowing they serve Dim Sum, salted pork rib with dehydrated veg congee
came first, it's so good, we all wanted second.
