    I came in at the end of the day. The story is very pink! I'd never heard of Cupcakes before, being a visitor to Vancouver and Canada. There are a ton of cupcake stores in Seattle as well.

    These are decent cupcakes, as others have mentioned. The frosting is the super sweet frosting, which is what I like! I had their mini Pumpkin cupcake which had a pumpkin flavor in the frosting and great, moist pumpkin spice cake. Overall, I liked it.

    The service I encountered was friendly and helpful. We'll probably stop in again on this trip.

    Cupcakes have continuously gone downhill since they first started. Perhaps all those reality TV shows is getting to the Cupcake Girls' heads.

    ... that being said, if you're in the mood for extremely rich and expensive cupcakes, Cupcakes is the place to be.

    They have a whole array of flavours and butter cream icing (although most of them taste the same to me) in a beautiful assortment of colours which looks great in a box as a present.

    The cupcakes themselves are mostly moist and delicious. I've had one occasion where it was a bit crusty (who knew how long it was sitting in the case for) but I still ate it. Meh. Cupcakes are cupcakes... it doesn't get that bad.

    The butter cream icing is EXTREMELY rich. I usually scrape most of it off or give it to my boyfriend (who loves it). I don't have a huge sweet tooth so usually 1 cupcake will last me 6 months.

    For the price, it's a small guilty pleasure on a sunny day near the beach.

    Think my recent macarons binge has distorted the cupcakes lol.  But seriously, $3.50 for a cupcake, $16 for a HALF dozen, i guess to each it's own.  After all, i'm tossing toonies like there's no tomorrow for tonite's Thierry macarons again.

    What i do like is the lemon cupcake b/c it comes w/ a lemon wedge sugary jelly candy.  kinda like a bonus for a hard day's work.

    Probably it's great for tourists & kids, cutesy pink and all, and only if i'm in the area but wouldn't make a pit stop just for this.

    I used to think that this was the best location for the "Cupcakes" franchise in Vancouver, however I cannot say that its good anymore. I had the chocolate cupcake, and they cake was very dry, and it tasted like cakemix. Also, the buttercream frosting is REALLY sweet, almost sickly sweet, and it tasted like it wasnt mixed properly...like I could still taste sugar crystals. I will not spend another $4 on a cupcake at this place ever again.

    Its a tiny store with 2 or 3 tables inside that seats 5-6. Best to get it take away.

    I am a sucker for red velvet cake and have to say that the consistency of the cake is spot on but the icing is rather sweet with not enough cream cheese and tang in it.

    I had initially paid for a large cupcake at $3.50 + tax, when the lady notified me "we have them all in the smaller size" so I then decided to swap it for 2 smaller ones (1 red velvet and 1 carrot). Once we went through the whole calling the manager over, getting the refund, replacing the cupcake, I was then told "we actually don't have any carrot ones today". After 10 minutes of swapping money back and forth, getting eyes rolled at me and feeling like I was inconveniencing the staff, I finally managed to get a cupcake and I was out of there.

    Decent cupcakes but not sure if I'll be back as I doubt the hassle is.

    Been there a number of times now. Perfect place to stop by before heading out to Stanley Park for a picnic with the kids. Friendly staff and red velvet cupcake there is the best.

    The cupcakes here are relatively descent, I've had better for cheaper but they are definitely not bad. If you like blend cupcakes topped with super crazy sweet frosting, you might like their cupcakes.

    The reason why I only gave one star for the place was mainly due to their service. The staff is super unfriendly. It's a cupcake store, does it hurt to smile? I've visited this particular store three times and two of which they closed early since they were out of cupcakes. Once almost 4 hours earlier than advertised! If they have such high flow of customers, how hard is it to just bake more cupcakes?

    Overall I'm definitely not impressed with the place and probably will never go back again. The cupcakes were to pricey for what they were. The store was filled with unfriendly staff and it's so hard to find the store open! Save yourself some trouble and look else where for great cupcakes =)

    I love this cupcake chain.  Everything about this bakery screams cute & girly.  They have a vast selection of cupcakes. I also love the location since it is right across English Bay. The only cons I have to say is the cupcakes are pricey and extremely sweet.  I would probably visit this establishment once in awhile on special occasions.

    YUM!

    I bought a groupon that allowed you to buy half a dozen for 50% off their regular price. They were soft and really good, but maybe a tad too sweet, especially the cream cheese icing on the red velvet, but I found the perfect solution to that! Just stick them in the fridge to cool and solidify a bit and the sweetness is toned down just enough to make the cupcakes super delicious!

    P.S. I love watching cupcake girls, its hilarious!

    I ventured back to Cupcakes with a Groupon discount in hand to see if the business had made a turn around.  I appreciate that the owner addressed the bad reputation the business received before she took over and is working to improve it.

    And, I'm happy to report that I do believe the cupcakes were much better this time under the new ownership.  I tried the red velvet, caramella, and plain chocolate.  Caramella was my fave, moist and with a delicious caramel flavored frosting.  Chocolate was also good, tender crumb and rich chocolatey frosting.

    As for the red velvet, I'm on the fence.  I love red velvet and this cupcake let's me down.  The cream cheese frosting is ok but the cake is not up to par.  As someone else mentioned, the edges of the cupcake were kinda hard.  I don't think it's a freshness issue since this place is baking cupcakes like crazy due to the Groupon.  Instead, I think it's overbaking.

    For flavour, the red velvet cupcake super duper red but that's about it -- the chocolate flavor does not come through and is an overall disappointment.  I think it's a recipe that could use a revisit but I'm sure as a franchise owner, there isn't much say in product development.

    Oh my gosh, what did they do to the recipe?! I remember it being kind of so so back in the day but the  cupcakes I had today were just fantastic. My sister and I ducked in because 1. We had to get out of the rain 2. Put as much food in our tummies as possible 3. It's such a bright pink store and deserved a little attention.

    It's a little bit of a ways away from the downtown area but you can grab a cupcake (or 12) and enjoy the scenic views of the ocean and the park from here. You can marvel at amazing the frosting tastes, how dense and sweet the cake is and use the trail of cupcake crumbs to find your way back to the cupcake store when you've eaten all of them.

    The frosting isn't too light and airy, doesn't have an overwhelming amount of cream cheese, and is made with butter not oil like other cupcake places. The cake itself is like pound cake and extremely moist, dense and just felt like a homemade cupcake. It comes in the traditional varieties like chocolate, vanilla, carrot, tuxedo and caramel. I'm glad they don't go nuts with trying to stuff their cupcakes or adding disgusting toppings like gumballs. This has got to be one of the best cupcakes I've had all year. I'm totally sad this place isn't in the states.

    And! And! They add little red maple leaf sprinkles on some of their cupcakes. How cute is that?!

    i've been to their Robson, Kitsilano & Denman locations and the products have been great.

    The icing however is a little TOO sweet for my liking, I think it would be great if they tried a lighter recipe for the icing or the cake itself, because  it is so dense.

    However if you put the cupcake in the fridge however, the cake is less crumbly to eat and the icing is easier to enjoy!

    The stores always look amazing, there cupcakes look great and there is wayyy too much to choose from! haha..
    I've seen some of the cakes that they finish and I wish that the bakers were a bit neater when 'finishing' the cake, the edges aren't always full and finished with the icing as it should be/some of the cakes have cracks & lumps in the fondant.  Try putting something into the cakes to stop it from sinking in.  

    Some customer's may find their cupcakes a bit pricey..I believe the giant one is $8 and a mini is $1.25.., but its a great quality & the artwork on the cupcakes are great!

    I love the show Cupcake GIrls, if you haven't seen it, you need to!

    A place that hand delivers a gift box consisting of mini cupcakes on your birthday deserves a fourth star.

    It's been about a year since my last Cupcakes review. Since that time, I've tested out the other cupcakeries in town, I've eaten a lot of cake, I've baked. But there's no way I could ever, ever make 30, count em, 30 mini cupcakes of all tastes and colours, that even spell out Happy Birthday. There's just no way. So for making my day extra super sweet, I've gotta give you some giddy, giggly, schoolgirl love.

    A roll call of the flavours I devoured in less than 24 hours:
    Lemon, Red Velvet, Diva, Mocha, Caramel, mint chocolate, Sweet 16, chocolate, "Obsession", and something with a marshmallow on it - was it a smore?

    The cake is dry and disgusting.
    The icing is lardy, and sickly thick. It sticks to the back of your throat when you try to swallow it and no matter how many bottles of water you drink you can not get rid of the feeling in your throat.
    Top it off with a tacky reality show that has nothing to to with baking and that makes all cupcake shops look bad and ladies and gentleman you have Cupcakes!

    I have been to all locations, the cupcakes are consistently bad.

    The one star is for their adorable tote bags and cute shop interior.

    If "Cupcakes" was somehow embodied as a person I would cover them with tiny kisses and smack them playfully on their rear and tell them I love them.

    I am not even a big fan of sweets, to be honest, but the smell, the aesthetic experience and the cutesy names really do it for me - I am hooked. When I buy cupcakes from this shop I feel like I have purchased something dainty and precious and wonderful.

    They taste good, too - sweet, but not cloyingly so and the quality is always great. (I have read some of these reviews, and sure they are occasionally a wee bit dry, but such is life and they still taste yummy!)

    I also love to present them to friends and family on their birthday, especially when at restaurants or pubs and you don't want to do a whole cake. The BF gets them for my party every year and everyone is always thrilled!

    My personal favourite flavours are Pink Lemonade, Diva and Caramello, but it is pretty hard to go wrong. Yum!

    I don't know if I have my mom or dad's side to thank, but I was born with an infallible cupcake radar that guides me to cupcakeries around the globe.

    On a recent trip to Vancouver, I inexplicably took a turn an kept walking until I found myself smack dab in front of an awning of pink. It was met with sheer joy when I discovered the treats within: buttercreamed classics, red velvet, coconut frosted and stuffed with shredding, lemon raspberry and blueberry with cream cheese frosting. They were a bit plumper than their American counterparts. There was likely a puddle of drool on the floor under me.

    Sinking my teeth into the red velvet and blueberry, I was a slightly disappointed to find that the frosting with airy and coo-whippy in texture with only a wee bit of tang. The cake was soft enough, but not overly moist.

    The shop itself would make the macho shortcircuit: pink, pink and more pink with ribbons and bright colors enough to make a baby shower seem like a funeral. Well, I suppose in a way we are celebrating a death, that of my waistline.

    They sold me a side of cream cheese frosting for $5 which I thought was a rip off until they came out with a "potato salad sized" tub of frosting!  :-O

    I will not deny eating it with a spoon.

    The cupcakes themselves were pretty hit or miss but when they hit....oh man, they hit! The best one, in my opinion was the traditional vanilla cake with chocolate butter cream frosting. It was pretty much the perfect cupcake once I flicked off all of the inedible decorative sprinkles. Of the ones that I didn't like so much I just removed the frosting and re-frosted from my Costco sized tub of cream cheese frosting. It's not like you should be wasting cupcakes during tough economic times!

    We were walking down Denman looking for red bean mochi (I never found any in Vancouver and we looked in Chinatown too) and saw this place - a totally unexpected and a wonderful find.  The store is girly, very pink, and adorable.  They have plenty of cupcakes to choose from with cutesty names: coconut, chocolate, vanilla, marble, carrot, red velvet.  They have seasonal flavors as well.  I chose the Sweet Sixteen: vanilla cake, pink buttercream frosting, pastel sprinkles.  The frosting wasn't too sweet, stiff or runny.  Tasty cake too - tasted like vanilla, not white cake.

    The cupcakes are pretty (that's important) with sprinkles (love sprinkles).  I have their I Heart Cupcakes tee-shirt.  They're hoping to enter the US.  I'm hoping for the same thing.

    I spent my 29th birthday in Vancouver and needed one thing to make it really feel like home and like a celebration. A red velvet cupcake. However, as I scrolled through the Yelp recommendations for said cupcakes, I began to realize that there were a few that would NOT offer the experience such a cupcake would require on the last birthday of this last decade. Indeed, as I realized my options I became more and more picky.

    Cupcakes on Denman did not disappoint. Though the handful of cake and cream cheese frosting was delectable, it was not quite the ambrosia of New York Cupcakes in Bellevue, which is the only reason it doesn't get 5 stars. However, it was still entirely delicious, the Cupcakes branding is absolutely fantastic (retro 50s-ish illustration, typefaces, and pink with turquoise accent interior), and this location cannot be beat. Take a few cupcakes to go and walk down to the waterfront to savor them in the sunset. Make a memory out of your cupcakes. This is the place to do it.

    Cupcake and a small milk please!!!!

    The place screams "CUTE" with all the pastel decorations which caught my eye.  Great way to draw in customers- kudos!

    I'm known for being indecisive- especially when it comes to food!  I wanted them all but I settled for the coconut cupcake with cream cheese frosting and coconut shavings.  VERY MOIST & VERY SWEET =)

    I heard the mini cupcakes come in a dozen and they're cute as can be.  I would def. do the minis next time so I can get a variety of flavors.

    And yesss I'm in CANADA!

    I think I'm PMSing lately with my reviews or things just aren't living up to the hype - you decide!

    Finally had the chance to try this infamous Vancouver chain.  These ones are pretty average though... I've definitely had better homemade ones before!

    A group of us had several dozen of the mini cupcakes.  Cute presentation and love the names.  Didn't really love the taste.  They're okay, but nothing special aside from great marketing.  I had the chocolate, chocolate mint, carrot, koo koo (coconut) and obsession.  The minis are a little over $1 each, and the full size are $3 each.

    The batters I had were firm and fairly consistent among the different flavors I tried.  The icing was WAY too sweet on most and they'd be better with just a nice buttercream rather than the sugary taste they've got.

    Honestly, save yourself the money and get a nice recipe, the awesome cake decorating/icing kit from Williams Sonoma, and bake some at home instead!

    Visited there in the middle of February of 2011. I was wandering around Denman enjoy a rare sunny day this spring and saw Cupcakes. It looked soooooooo promising.

    I can be taught to kill on command for anything red velvet, and I was very excited to see a display of what appeared to be nicely prepared red velvet cupcakes with cream cheese frosting; and the price was reasonable.

    The very surly clerk who had the personality of a RCMP officer at a 2 AM drunk driver traffic stop took my money and gave me a cupcake without saying a word. Oooooooooooooooooooook.

    One word.  Disappointment.  Utter, total, and complete disappointment. As soon as I peeled the paper back alarm bells went off. This red velvet was the reddest I had ever seen - as if - maybe - they couldn't have.

    I took a bite. Flavorless. Absolutely, completely, 100% flavorless. Dry, crumbly, flavorless. It tasted as if the cocoa powder had simply been left out, which would explain its cross between electric red and a dark pink color. The frosting was "OK" but I've had better.

    I wold never go back.

    Are you guys serious??

    I tried the mint chocolate cupcake and it was seriously REVOLTING. The cake was dry, the frosting was HARD and basically tore the top off of my cupcake!!! The frosting tasted like all confectioners sugar and shortening... hardly good ingredients.

    I've had better cupcakes from supermarkets! UNACCEPTABLE!

    The service and personalized touch about offering to add a message to the large cupcake was warming.  Unfortunately I had to run and was feeling uncreative otherwise I would have!

    We sort of stumbled upon this place on accident while looking for something else. Needless to say I needed to go in & do some "research" to add to my never-ending quest to find the perfect cupcake!

    I thought the decor was darling & the cupcake presentation was lovely.

    However, the cupcakes themselves weren't as fantastic as I thought they'd be. (insert ho-hum here)

    Don't get me wrong, they're good cupcakes but they're not stellar. The cake was a little too dry & the frosting a bit too "thick" and on the sugary side (I am partial to straight-up buttercream goodness!) for my liking.

    I also got a super cute tote there too! I wish they sold the shirts they have to wear because they're so insufferably CUTE !!!!

    The DIva, their red velvet/chocolate buttercream cupcake wasn't bad but wasn't their best.  

    The cake was dry that day but the buttercream was nice and light, could use a little more flavor.  It was like a mouthful of.... air, dry and tasteless.  Sorry.  I'll still be open to trying it again with the hopes that it was just that batch.  But I'm not as excited over this store's offerings as I once was.

    Like if they know that the Caramel cupcake is their top selling cupcake because it has a filling then why don't they offer other cupcakes with different fillings? (shrug)

    How could anyone not like a good cupcake??? And served in such a cute kitschy atmosphere...if you close your eyes you could almost picture a 1950's house wife in here pick apron with a ruffle mixing up the cake batter....

    I am a big fan of the Blue Hawaii and the Lemon one...the one with the caramel in the middle is pretty good too...they are all pretty good actually...not the best cupcakes I have ever had...in fact I personally make WAY better cupcakes..and I make them from scratch rather then Betty Crocker like they do...but the will do in a pinch...

    Cupcakes is a great place to stop after a good meal for an affordable dessert to satisfy your sweet tooth....you may have the occasional line up to wait through but no fears..they move quickly...

    Before the fro-yo craze, there was the Sprinkles craze and even before that was when I had my first bite from a cupcake from this store. I was so impressed with the size and the cost (CAD $2.95/ea) that I had to sink my teeth into one.

    The cupcakes from this place do not disappoint, letmetellyou. The amount of icing on top is adequate and the cupcake is moist and not overly sweet, even with the mound of icing on top.

    The store is cute, just as Lolia S. explained. When you enter, the cupcakes are displayed so prettily on silver platters to the left, with a name tag. I do hope they make it to the States, because this is one of my top choices for a cupcake. Too bad it's a tad far for me.

    I always have to make a trip to cupcakes when I am in vancouver, and you know why?? well the damn mini cupcakes that overcome my little self control. kekek

    You know what is crazy? well the fact that these cupcakes blow trophy cupcakes ( seattle ) out of the water!! I don't know what the freaking ingredients are, but damn them whatever they use it's buttery, and addictive!!!!!!

    the reason for a knock down star, it's in freaking vancouver!!!!!!

    Cupcakes in my opinion, are the cutest pastries in the world. That an Parisian macarons. But back to cupcakes - honestly, this place makes me happy the minute i step into the store! Just seeing it as I drive by makes me smile but once you purchase these buttercream cuties - you'll realise, how YUMMMY these babies are!

    My personal fave: THE DIVA - its chocolate cupcake with pink vanilla buttercream with pink crystals. OMG DIVINE!!

    My advice is try all of them. They are delightful! I love the mini ones because u can consume more flavours without busting outta your jeans.

    I live in NY now, and honestly? I think these babies beat Magnolia Bakery any day!! :D

    PS: they do deliveries...perfect for Valentine's & Birthdays! Trust me! ;)

    caramello - chocolate cupcake with caramel inside, very yummy!  the frosting was perfect!  would definitely get this again.  
    red velvet - it was ok.  i actually am not that big of a fan of this cupcake in general because of the cream cheese based frosting.

    The most mediocre $3 cupcake I've ever had.

    Cake was a lot on the dry side... frosting was way pasty.

    Two stars for having cute mini-cupcakes, if you only want to be a little disappointed.

    I am a fan of their cupcakes but I decided to order a cake from them for a friend's birthday a while back. I went with the carrot cake with cream cheese icing, and at a 7" cake it clocked in to about $60 for a cake. Now, I'm not the kind of person who would drop that much on a cake, but this was for a special friend and I was expecting the cake to be better than their cupcakes for that much.

    Ordering the cake was simple enough - you can do it all online on their website, and then someone will call in to confirm your order. Picking up the cake was a breeze, though I underestimated the burden of carrying a cake while on weekend public transit (not fun.)

    Now for the cake. As soon as my friend and his family saw the Cupcakes box, everyone was excited. They`ve got quite the reputation for sweet treats. And luckily, they were not to be disappointed. Despite having made the public transit trip from the West End to Burnaby in summer heat, the cake still tasted delicious. It was moist and not too sweet - perfect for carrot cake. And I'm a sucker for that cream cheese icing. Everyone at the party loved me for bringing that cake along.

    Honestly though, I don't think I'd order another cake from Cupcakes, I'm just not willing to spend that much on a cake again. I would stick to their cupcakes, which are always a pick-me-up (personal favourite is the Red Velvet), and the trays of minis are great if you want to try all sorts of their flavours plus they're fun to eat and share.

    Being the sugar addict that I am, I of course knew about Cupcakes before I traveled to Vancover. I'd perused their web site and drooled over the cupcake descriptions posted there. But I forgot to write down the address, and with spotty internet connection at our hotel, I forgot to look it up once we arrived.

    Then fate intervened. My husband and I strolled down Denman after a day in Stanley Park, and there it was, pink awning and all! We had just had a fairly large lunch but I knew I couldn't pass up the chance to sample these goodies. It was a little overwhelming to choose - so many gorgeous cupcakes in that display case! - so I asked for a recommendation and ended up purchasing the KooKoo (coconut with cream cheese icing) and the Caramella (chocolate cake with caramel filling, caramel buttercream and crunchy praline topping). Both were amazingly light, yet totally decadent. More importantly, they were moist (I hate dry cupcakes!!) and had the perfect frosting-to-cake ratio. I was a little sad that we found Cupcakes on our last day and could only enjoy these two. I would have gladly gone back for a few more visits before returning to the U.S.!

    If you go here you must get the mini dozen! 12 mini moist delights that gives you a perfect taste of all the flavors! I tried the Diva one at first (which is chocolate cake with pink frosting) but actually was more of a fan of my bf's choice Sweet 16 (white cake with strawberry frosting) and yes, i did have to chuckle at him as he ordered.

    I give four stars only because Teacakes in Emeryville still holds a special place in my heart.

    Yumm.  No longer do I think a cupcake is just a cupcake.  My Betty Crocker mix doesn't make the cut.  These are at a different level.

    It's hard to pick a flavor- they all sound amazing.  Chocolate, Lemon, Red Velvet, Butter, and the list goes on.  I had an amazingly decadent red velvet cupcake.  Amazing.

    These would be a great birthday treat for someone in the office or next time your sweet tooth is screaming FEED ME!

    Stopped in here after lunch at Vera's Burger Shack. We got a blue cupcake with a sugary paw print on it. It was very good but not the best ever. The cupcake had a good frosting to cake ratio, but I like my buttercream to be a little richer (much like gina k. said in her review).

    They do have a really cute set up inside and there were people hanging out at a table enjoying cupcakes and coffee. We took ours to go in a little cute Cupcakes box.

    I like how the store makes you feel nostalgic when you walk in the the colours and prints.  Marketing and packaging play an important role in helping customers how they feel about the products.  After all,visual is an important part of our senses while consuming food.

    While the I like how the store makes me feel when I walk in, I have had better cupcakes. I tried it once for the first time back in January this year.  I didn't like it then.  I though I'd give it a try for the second time tonight hoping the batch I had in January wasn't what their cupcakes usually would be.  Unfortunately, it wasn't better tonight.

    The frosting was not buttery but airy.  It reminds me of Safeway bakery products.  The cake itself was OK.

    Unfortunately, the closest Sprinkles will be in Seattle and it's not open yet.  I wonder if it is expanding to Vancouver anytime soon.  I'm afraid I cannot bring my friends who've eaten Sprinkles cupcakes to Cupcakes when they come to town to visit. :(
