Okay- a caveat: I rent in my building rather than own.
But ... these people have been incredibly obtuse, and then incredibly non-responsive. They destroyed the parking structure in our complex with multiple poorly placed speed bumps. Everyone's suspension is getting ruined. It no longer safe to drive, as people are driving in the middle of the road to avoid the bumps. They have been incredibly unwilling to keep the residents informed about how they intend to solve this problem. I have heard from some of the owners that they're just as non-responsive to the owners. And, they didn't even bother to inform the residents when the water tower on top of the building leaked and damaged a number of the upper units.
I'm new to BC, but when I am ready to buy, I will NOT be buying into any building that uses Crosby for strata management, nor will I allow them to manage investment properties. -

Wha' happened?!!
Crosby used to be THE name in property management - helpful and reliable.
NOW - in 2011 - rudeness, ignoring all or most of client messages and an in-your-face
mean spirited, dont-give-a-damn attitude when you DO get through to their property managers.
They have sunk to an all time low in customer service. What is it exactly about being a property manager that results in a ruthless, nasty personality? Does the profession attract this type of pathology or does it create it?
Their latest venture is being handled by the most bluntly rude of all property "managers" - so isn't it interesting that the owners of Crosby aren't wondering why their rentals are going so slowly there . Sad, because some of their properties look so attractive. -

This is an indirect review but I just got back from the annual general meeting for my Mom's rental property and knew from the minutes and discussion that there are issues with Crosby.
The strata council left Crosby and switched to another property management company earlier in the year, and from the minutes and the comments from the President at the meeting Crosby was a GIANT pain throughout the process. They dragged their feet and were uncooperative in transferring contact info to the new property management company so some owners were in arrears which affected the strata council's budget and funds ran very low.
The reason for ditching Crosby in the first place wasn't disclosed but I can't imagine it wasn't for poor performance.
So look out either buying or renting in a Crosby-managed building... thank goodness we have a proactive strata council! -

I strongly recommend avoiding buildings managed by Crosby. Where to begin? They are so cheap, and though the same might be said about a lot of property management firms, they are the extreme. Their building managers are dreadful, and the common denominator is the management company - I'm guessing the landlords are not treated well.
One example... A former building manager where I live once hired contractors to do maintenance work in the bathroom of the apartment next to mine. He had the tiling done and forgot to replace the faucets first. Since he knew he would get in trouble from Crosby for this error, he decided to let himself into my apartment when I was not home, and have the contractor break a person-sized hole in the wall in my front hallway so that he could replace the neighbour's faucets from behind. Not an emergency, so that entry to my home was against the law. Then he moved a piece of my furniture to cover the tunnel-hole. I was cleaning on the Sunday and was stupefied to discover the hole - unrepaired - which had been 'hidden'. No phone message explaining what had happened. I called the company. No apology, no offer of any recompense, and a shitty shitty repair job that I had to harangue and harangue them even to do.
The current manager hates cleaning, and does it very rarely. Currently he has put a tacky hand-written letter on the building's front door telling tenants that they have to clean their footwear before entering the building.
Currently, I have no heat. In November. I left a request for maintenance 2 1/2 days ago. I said they could enter at any time to fix it, because I really need heat. Nothing has been done. I've left a phone message. Still no heat.
I could go on.
Avoid, avoid, avoid.
